Technical defects in garage doors are usually obvious because the doors do not close properly or can only be moved slowly. But even barely noticeable details, such as a small gap to the floor, can cause major problems. This is where vermin and surface water can get into the garage.
Rainwater run-off or melting snow can get into the garage, especially on sloping garage driveways. Retrofittable rubber profiles made of robust EPDM provide a quick remedy here. They are installed as thresholds on the floor, where they protect against water ingress even when the doors are open, but are often perceived as a tripping hazard or unpleasant resistance when driving over them.
To prevent the ingress of vermin or splash water in particular, you can attach circumferential rubber lips or brush seals to the garage door or door frame, which effectively seal the door opening. However, if the humidity in the garage is already high before sealing, you should be careful. This is because sealing significantly reduces the necessary ventilation cross-section.
Sealing your garage door prevents cold air from entering in winter. However, the gap between the door and frame is generally not so large that the garage cools down in this way. The wall surfaces or the door leaf are more decisive for heat loss. If these are insulated (even retrospectively), the garage will be significantly less hot in summer and less cold in winter.
The most common cause of high humidity in garages are vehicles that are parked in rain or snow, which dry out slowly, especially in the cold season. This is due to the low temperatures, which slow down the natural evaporation process, but often also to inadequate air circulation.
If garage doors are sealed with rubber lips, for example, it is essential to ensure sufficient ventilation - for example by using suitable ventilation openings in the door or in wicket doors. If this is not done, there is an increased risk of mould or corrosion damage to vehicles and all objects stored in the garage.
There are many ways to combat high humidity in the garage: you can heat the air in the room with heaters to increase the evaporation rate or use dehumidifiers. However, it is more ecological and economical than electrical devices to supply the garage with sufficient natural fresh air.
As in single or double garages, the right balance between air permeability and tightness is also essential in collective garages. For example, a rubber lip on the underside of a roller shutter door can prevent surface water from entering the underground car park, while at the same time the door ensures the ventilation cross-section required for natural ventilation and smoke extraction in the garage. If this is guaranteed, there is no need for expensive mechanical ventilation systems.
